THE FIRST STEP:

Tell us what you need!  Your search should commence 4-6 weeks prior to your target move-in date. 

AFFORDABILITY:

You need to set an affordable budget.  Our referencing criteria dictates that the combined salaries of the occupants must be at least 30 times the month’s rent i.e. if the rent is £1,000 per calendar month, the minimum salary must be £30,000. 

FINDING A PROPERTY:

The rental market moves very quickly indeed.  Properties have been known to rent within hours.  So you need to act quickly. 

THE SECOND STEP:

Upon finding your dream home and your offer is accepted, we will require a holding deposit. The holding deposit is £200.00 and will be refunded should you offer not be accepted or in the event the Landlord chooses not to proceed. 

THE THIRD STEP:  

Uniplan will cease marketing the property and reference checks will be made subject to referencing fees. 

FOUND A PROPERTY:

This procedure is made on line where you will be asked to provide contact details for your Employer, Bank, Landlord etc. 

On a successful outcome, we will agree the tenancy and move-in date. 

MOVING IN:

On your move-in date, the following monies will be required in CLEARED FUNDS.

  1.  security deposit – equivalent to six weeks
  2. First month’s rent in advance (less holding deposit)
  3.  

ORIGINAL PROOF OF IDENTIFICATION:

Proof of identification will be required i.e. passport, driving licence and a utility bill confirming your address not more than 3 months old. 

Provided that all payments have cleared, documents and references are in order, the move in will proceed.
